FAQ

Common questions, straight answers

What credit score do I need for a mortgage?
It depends on the lender and mortgage type, but a score of 680 or higher generally opens up the best options. Lower score? There are still solutions — talk to us before assuming you don't qualify.
How much down payment do I need?
Typically 5% to 20% of the purchase price. Below 20%, mortgage default insurance applies, which is added to your loan. We'll walk you through what that means for your monthly payment.
What's the difference between fixed and variable rates?
A fixed rate stays the same for your whole term; a variable rate moves with the market. The right choice depends on your plans and comfort with change — we'll map out both scenarios for you.
How long does approval take?
With your documents ready, approvals typically come back within 24 to 48 hours. Getting the file complete up front is the key — and that's our job.
Can I pay off my mortgage early?
Usually yes, though some mortgages carry prepayment penalties. If flexibility matters to you, tell us — we'll prioritize options with generous prepayment privileges.
What does working with Peak West cost?
On most residential mortgages, nothing — we're compensated by the lender. If your situation ever involves a fee (some private or specialty lending does), we'll tell you clearly before any work begins.
